How Many Homes Should I See Before Making an Offer?

February 4, 2012 By Tiffany L Young

Many home buyers looking to purchase a home in South Florida wonder how many homes they should see before putting in an offer on the home they really love.

The answer to this question is simple…..you can put an offer in after looking at just one home.  It is just a matter of knowing what you want, working with a Real Estate Professional that knows the market inventory, can help you to analyze the market so that you can offer a fair market price and then go for it!

The Home Buying Process

I know that a home purchase is probably one of the largest and most important purchases that many people will make and I am not trivializing the process.

  • Once you have determined that you are ready, willing and able to purchase a home you should work with a Licensed Realtor ® that understands your wants and needs and is ready to work for you to make your home buying process the least stressful for you.

Many buyers believe that they need to see 20 or more homes before placing an offer, this is not necessarily so. If you find the home that fits MOST of your criteria, and you feel that it is priced fairly then you should discuss the numbers with your Realtor and make an offer. Sometimes seeing many homes can confuse you and after a while, you will begin to forget what you saw and what you liked about certain homes that you did see.

  • If you are afraid of making an offer it is important to identify why you don’t want to proceed. Usually it is not because it is the first home you saw and you need to see many more just to be sure, but probably because you don’t think it’s fairly priced, you’re really not ready yet, or you don’t have enough information to make a decision.

If you are looking to purchase a home in the South Florida Area, contact me today.  I can work with you to help you find your dream home, analyze the numbers and negotiate the offer on your behalf.
